Are your technicians certified?

Yes — technicians hold professional certifications relevant to their disciplines, including thermography, acoustic leak correlation, ground-penetrating radar and pipe inspection.

Can you bill municipalities and procurement departments?

Yes. We issue compliant invoices, carry the required commercial liability insurance, and produce documentation suitable for public-sector procurement and audit.

Will my property need to be evacuated for the visit?

No. Our methods are non-invasive and we work alongside occupants. For commercial properties we often work after-hours to minimize disruption.

What's the best time of day for an infrared roof survey?

Late afternoon into early evening, on a day with good solar gain. Dry insulation cools faster than wet insulation, producing the thermal contrast we need. Cloud cover and wind affect results.

Can you do roof surveys in winter?

Yes — the technique reverses (cold sky overhead means wet zones radiate differently), and clear-weather winter conditions can actually be excellent for thermal.

Will you walk on my roof?

We walk roofs that are safe and warranty-friendly. For very steep, fragile or warranty-restricted roofs, we use drone-based IR with appropriate flight planning.

Can ELD find pinholes in a brand-new membrane?

Yes — that's exactly what ELD is for. Low-voltage vector mapping requires standing water; high-voltage spark testing requires dry membrane. Different roof systems use different methods.

Do you supervise flood tests?

Yes — we provide witnessed flood-test supervision for waterproofing acceptance on plaza decks, balconies and tank slabs. Time-stamped photo evidence + acceptance report delivered.

Is roof IR accepted by warranty providers?

Most major commercial roof warranties accept third-party IR assessments. We coordinate with your manufacturer's technical team where helpful.

How much does a roof survey cost?

Residential single-roof: typically a few hundred dollars. Commercial: scales with size and complexity. We quote after a brief description of the building and roof type.

What if no moisture is found?

You receive a clean baseline report — valuable for capital planning, due diligence, and warranty file. Many clients schedule annual scans to track condition over time.

Are there areas where you don't work?

Within Greater Vancouver: no. We deliver to every postal code in the Metro Vancouver Regional District and the surrounding municipalities within our service area.

Do you adjust your approach for sea-level / dyke-protected areas?

Yes — delta-soil construction in Richmond, Delta, and Pitt Meadows has its own moisture, slab, and drainage patterns we routinely investigate. The same applies for hillside areas like North Vancouver, West Vancouver, and Anmore.
